We offer project management and work monitoring services to provide for prompt, optimal and efficient performance of construction work to be carried out on your buildings, while reducing to a minimum time you will have to devote to the project and the risks associated with management of such a project.
We assist you in the selection of a professional partner of our firm (architect, engineer) or of any other professional mandated to prepare plans and specifications for your construction work.
Thereafter, we review plans and specifications and set up the tendering process, including preparation of tender documents, transmittal of invitations to tenderers, jobsite visit, selection of the lowest admissible tenderer and assistance at the time of contract signature.
Finally, we follow-up on the project (respect of schedules, approval of payment requests, etc.) and monitor work (partial or continuous monitoring) in order to ensure compliance with plans and specifications, building standards, manufacturers’ recommendations and good construction practice.
We developed this service in order to improve the quality of execution of work and to assist managers and buildings owners to successfully complete construction work (complete renovation or repair work).
- Preparation by the architect assigned to the project
- Selection of professionals (architects, structural engineers, etc.) to involve in the mandate. You may retain the services of one of our architect partners* or of any other architect (cost for preparation of plans and specifications to be determined later)
- Review of the survey report by the architect assigned to the project
- Preliminary study, including evaluation of existing conditions and gathering of information on jobsite as well as meeting with the selected architect in order to present our survey report
- Preparation of plans and specifications and implementation of all drawings and specifications (plans, cuts and details). We propose services of various architectural firms we have worked with for several years and who have been regularly involved in mandates with us
- Review of the architect’s plans and specifications ’’issued for comments’’ by the project leader
- Transmittal of revised tender documents ‘’issued for construction/tender’’ to the client
- Selection of other professionals (specialists, structural engineers, etc.) to involve in the mandate
- Preparation and management of tenders, public or by invitation:
- Transmittal of invitations to tenderers
- Jobsite visit with invited tenderers
- Issuance of addenda as required
- Receipt of tenders by the client and analysis of tenders by the client
- Tender analysis according to precise criteria and recommendation as to the best proposal
- Assistance at the time of contract signature with the selected contractor
- Review of work schedules proposed by the contractor
- Coordination between architects and other professionals, as required
- Planning of the sequence and respect of schedules as work progresses
- Project follow-up and issuance of change orders as required and approval of progressive invoices based on work completed
1. MONITORING OF THE WORK
Option A – PARTIAL monitoring of the work
Partial monitoring of the work adapts to relatively flexible work schedules and is less expensive than continuous monitoring of work. On the other hand, invited contractors will increase their price during the tender period, knowing that work will not be continuous, which will increase their mobilization time. As well, partial monitoring of the work does not allow ensuring on a continuous basis the quality of execution and compliance with all requirements.
- The mandate consists of partially following-up the work and enforcing the architect’s plans and specifications as well as all manufacturers’ specifications and other official and recognized data sheets in order assemblies meet with the performance criteria upon which they were designed
- To that end, the project leader visits the jobsite at each predetermined hold point. At each visit, he verifies material installation and ensures work is adequately performed
- In case of dispute on the jobsite, the project leader ensures corrective action is taken as soon as possible
- A report on the progress and quality of work is issued at each visit. A final report with photos is issued at the end of the work
- Our project leaders have a college diploma in architectural technology and/or are members of the ‘Ordre des technologues professionnels du Québec (OTPQ)’. Two project leaders are members of the ‘Ordre des ingénieurs du Québec (OIQ)’, one being a junior. We are also members of the ‘Association des consultants et laboratoires experts (ACLE)’

Option B – CONTINUOUS monitoring of the work
This option is ideal for tight schedules as it avoids delays due to work that is not continuous (inspections) as well as delays due to corrective work or changes required during the course of the project. In addition, this option may facilitate imposition of penalties against a contractor should work not be completed in time. Continuous monitoring of the work allows ensuring on a continuous basis the quality of execution and compliance with all requirements.
- The mandate consists of following-up the work and enforcing the architect’s plans and specifications as well as all manufacturers’ specifications and other official and recognized data sheets in order assemblies meet with the performance criteria upon which they were designed
- To that end, a technician-supervisor is assigned to the project and continuously monitors material installation. He will make sure work is adequately performed
- In case of dispute on the jobsite, the technician-supervisor immediately notifies the project leader in order corrective action is taken as soon as possible
- A report of the progress and quality of work is issued on a daily basis. A final report with photos is issued at the end of the work
