Complete survey of buildings

Visual inspection of the vertical envelope (walls) and roof enables the client to know the condition of components and the cause of deterioration of elements such as sidings (masonry, steel, curtain walls, etc.), fenestration, sealing compounds, roof, causes of water infiltration through the roof and walls, etc. Visual inspection assists in determining if specific repair work can be performed to extend the life expectancy of components or if complete renovation is required.

Data we collect during our survey is summarized in a detailed report and includes:

  • Remaining useful life expectancy of components
  • Extent of damages to exterior finishes (or interior as applicable)
  • Causes related to deterioration of components
  • Causes of water infiltration, mold or condensation
  • Indication on a plan, with a clear legend, of pertinent deficiencies requiring attention
  • Description of specific technical recommendations for repair or renovation work, according to established budgets or based on priorities
  • Budgetary estimate of the work
  • Issuance of a detailed report including photos, annotated plans with relevant remarks and sketches to facilitate comprehension and interpretation

A roof survey enables to assess the current condition of the roof, to determine if specific repair work can be performed to extend its life expectancy or if complete re-roofing is required.

Preliminary observation by the client or water infiltration often will lead to a roof survey. A preliminary discussion with the client clarifies the scope of our mandate.

Roof management program

The roof maintenance management program is specifically designed for property managers whether from the private sector (offices, retail, industrial buildings, warehouses, shopping centres, etc.), from the public sector (municipal buildings, housing corporations, etc.) or from the institutional sector (educational institutions, hospitals, detention centres, etc.).

Over the years and with its experience, INGÉTEC has developed an in-house computerized roof maintenance management program. It sets out priorities for action and allocates expenses related to the roof.

Establishment of a roof maintenance management program accurately reflects the condition of the roof and allows to budget annual repairs and develop five-year action plans for renovation work. It protects assets by enabling the owner to act rapidly to limit deterioration of the existing waterproofing complex and prevent water damage inside the building.

The roof maintenance management program contains several information useful to managers, such as:

  • Complete evaluation of the roof, including equipment localization and dimensions
  • Composition of the roof waterproofing complex
  • History of each roof section, namely date of construction, date of beginning and end of warranty, date of repair or renovation work, name of contractor who performed the work
  • Computerized 11’’ x 17’’ plans of the existing roof with all sections

Data collected during the inspection is entered in our program, compiled and various reports are produced either by roof section, by building, or for all buildings considered:

  • A detailed technical data sheet for each roof section inspected
  • Type of roofing (waterproofing membrane)
  • List of roof sections with water infiltration
  • Useful life expectancy of roof sections
  • Surface area and date of construction of roof sections
  • List of roof sections covered by a warranty
  • Projection of repair costs (over 3 years) and re-roofing costs (over 5 years)
  • Photo report and plans

We invite managers of large real estate portfolios, supervisors and building managers in the public and parapublic sectors to inquire about our services and to contact us for implementation of a building envelope maintenance management program.   We have developed a flexible computerized building management program which enables the manager to ensure that thorough visual inspections are performed on buildings under his management in order components are maintained in good condition.

Currently, several important property managers (school boards, industrial, commercial and institutional buildings) throughout Québec and Ontario mandate us to perform a survey of their buildings. The survey is presented in a computerized program, updated as required, that indicates to the manager amounts to invest over the next years for maintenance of the building envelope.

With thousands of surveys relating to all aspects of the building envelope, we offer our services to architects and other technical specifiers.  When it comes to writing specifications, it is important to know the condition of the building prior to preparing plans and construction details.  Before or during preparation of plans and specifications, we can perform a complete or partial survey of a building (preliminary specific surveys, exploratory cuts, water infiltration tests, thermographic surveys, etc.).

In short, it is to present key information for the preparation of plans and specifications and to provide our recommendations as to required corrective measures.
