Building envelope management program

The building envelope management program (walls and roofs) is designed for property managers, whether from the private sector (offices, retail, industrial buildings, warehouses, shopping centres, etc.), from the public sector (municipal buildings, housing corporations, etc.) or from the institutional sector (educational institutions, hospitals, detention centres, etc.).

Over the years and with its experience, INGÉTEC has developed an in-house online computerized building envelope maintenance management program (WEB CLIENT ACCESS - Extranet).  It sets out priorities for action and allocates expenses related to the building envelope.

Establishment of a maintenance management program accurately reflects the condition of the roof and walls and allows to budget annual repairs and develop five-year action plans for renovation work.  It protects assets by enabling the owner to act rapidly to limit deterioration of existing components and prevent water infiltrations inside the building.

The building envelope management program contains several information useful to managers, such as:

  • Complete evaluation of the roof and walls
  • Composition of various components
  • History of each components, namely date of construction, date of beginning and end of warranty, date of repair or renovation work, name of contractor who performed the work

Data collected during the inspection is entered in our program, either by building or group of buildings (depending on the administrative level and the degree of hierarchy in an organization), or for all buildings considered :

  • A detailed technical data sheet for each component (roof, windows, curtain walls, various coverings, foundations, etc.)
  • Type of covering
  • List of water infiltration areas
  • Useful life expectancy of components
  • Surface and date of construction of roof sections
  • List of components covered by a warranty
  • Projection of repair costs (over 3 years) and of complete renovation costs (over 5 years)
  • Photo report and drawings

The final report is a valuable reference tool for the manager at the time of repair, maintenance or complete renovation of the building envelope.  IT CAN BE UPDATED ONLINE AT ANY TIME BY OUR TEAM ON YOUR WEB CLIENT ACCESS.  THUS, YOUR DATA AND MAINTENANCE BUDGETS ARE ALWAYS UP-TO-DATE !
